Building a custom home in Bonita Springs

Bonita Springs sits at the south end of Lee County, between Estero and Naples. It runs its own building department, and water and sewer come from Bonita Springs Utilities, a not-for-profit cooperative founded in 1970 that also serves Estero and the unincorporated south of the county.

Road impact fees are noticeably higher here than in the rest of Lee County, so the fee line in a Bonita budget is bigger than people expect. We put every fee into the estimate up front.

What a Bonita Springs build involves

PermitsCity of Bonita Springs Community Development, 9220 Bonita Beach Rd. Most permit types are filed in person or by email, not online. A new permit fee schedule took effect January 1, 2026.
Impact feesFrom the city's impact fee calculator, flat per home: roads $12,350, schools $3,016.20, parks $912, fire $861.75, EMS $60, about $17,200 in total.
Water and sewerBonita Springs Utilities connection fees per single-family home: water $3,424, wastewater $4,459 (tariff effective January 1, 2026).
FloodThe city's flood ordinance (22-05) works to base flood elevation plus 1 ft, and counts substantial improvement over five years, cumulative. That five-year rule is stricter than in most of the region if you are thinking of renovating an older home.
Coastal workWork seaward of the 1978 Coastal Construction Control Line needs a city beach and dune permit.
WindAll of Lee County is a wind-borne debris region. Impact-rated windows and doors are standard on every home we build.

Figures checked against official Lee County and city sources in October 2026. Fees change, so we confirm current numbers in every estimate.

Where we build in and around Bonita Springs

Bonita Springs Utilities covers the city, the Village of Estero and the south of unincorporated Lee County, so the utility side of the job looks similar across that whole area.
