Building on a North Port lot
Most of North Port was platted and sold by General Development Corporation, much of it as lots of about 80 by 120 feet. Lots platted before a 1972 state law kept the right to a well and septic system, so many streets still have no central water or sewer.
That is the biggest cost question here. The city now requires new homes to connect to city water where service is available, and connecting a single-family home cost $12,300.06 as of November 2025. Where there are no lines, the house uses a well and an engineer-designed septic system instead.
What a North Port build involves
| Permits | City of North Port Development Services. Since July 1, 2025 every application goes through the Accela Citizen Access portal. The new-home checklist asks for a water availability letter from North Port Utilities and, where needed, a septic permit. |
|---|---|
| Impact fees, city | Flat per home: transportation $4,306.61 (from October 1, 2025), parks $2,284, fire and rescue $785, law enforcement $503, solid waste $399, general government $377. $8,654.61 in total, collected at certificate of occupancy. |
| Impact fees, county | Sarasota County fees are added on top: school $3,048, plus library, justice, general government and a county road fee that scale with home size. |
| Water and sewer | City water connection for a single-family home: $12,300.06 (November 2025), made up of a $2,610 capacity fee, a $7,835.06 line extension fee and $1,855 for the meter. The city plans to extend sewer to 29 original GDC areas. |
| Wildlife | Parcels on the city's scrub-jay list must contact the U.S. Fish and Wildlife Service at permit time, and land clearing in scrub-jay areas is banned from March 1 to June 30. A gopher tortoise burrow means an environmental assessment first. |
| Trees and flood | Removing any tree 24 inches or more in diameter needs a permit. The FEMA high-risk flood area runs mainly along Myakkahatchee Creek, the Myakka River and the city's canals. |
Figures checked against official Sarasota County and city sources in October 2026. Fees change, so we confirm current numbers in every estimate.
Lots in North Port
Much of the city is original GDC platting, so lots look alike on a map. What separates them is water and sewer at the street, distance from the creek and river flood areas, and whether the parcel is on the scrub-jay list.

- Lots with city water
- Well and septic lots

Building in North Port: common questions
Do I have to connect to city water when building in North Port?
Where city water is available, yes. The city requires new construction to connect. As of November 2025 the connection cost $12,300.06 for a single-family home, plus the plumber's run from the meter to the house.
What are total impact fees for a new home in North Port?
City fees are $8,654.61 per home. Sarasota County then adds a $3,048 school fee and library, justice, general government and road fees that depend on size. For a 2,000-2,499 sq ft house the county part is about $6,800.
Can I clear my North Port lot in spring?
Not if it is in a scrub-jay area: clearing is banned there from March 1 to June 30. Elsewhere, trees of 24 inches and up still need a removal permit.
