Building a home in Lehigh Acres
Lehigh Acres was platted for sale in the 1950s into individual building lots, close to 120,000 of them across about 96 square miles. It is not a city, so Lee County issues the permits and its fee schedule applies.
Water is the first thing to check. Lee County says about half of all its well permits are issued in Lehigh Acres, and many lots have no central water or sewer at the street. A well and septic system add design, a health department permit and cost, so they belong in the quote from day one.
What a Lehigh Acres build involves
| Permits | Lee County Community Development, filed through the eConnect citizen access portal. An impact letter is part of the application. Well permits and inspections also go through eConnect. |
|---|---|
| Impact fees | Lee County schedule, flat per home: roads $5,248, schools $2,879, community park $464, regional park $342, Lehigh Acres fire district $738.75, EMS $60, plus a 3% admin fee. About $10,024 in total. |
| Water and sewer | Where the FGUA Lehigh Acres system reaches the lot, you connect to it. Elsewhere the house needs a private well and septic system, which we design and permit. |
| Flood | Unincorporated Lee County uses base flood elevation plus 1 ft for the lowest floor. New FEMA maps for Lee County take effect March 2, 2027. |
| Drainage | Drainage canals in Lehigh Acres are run by the Lehigh Acres Municipal Services Improvement District (LAMSID). |
| Wind | All of Lee County is a wind-borne debris region. We use impact-rated windows and doors on every home. |

Because so much of Lehigh Acres was platted in one go, lots look alike on paper and differ a lot in practice: some are on central water, some need a well, some sit lower and need fill. We look at the parcel before you buy it if you send us the listing.
